Prior to Lodging Your Development Application
Prior to lodging your Development Application you will need to find out if your proposed development potentially affects any one of the following features. If you answer 'yes' to any of the questions below you may be required to submit further information.
Note: A list of Guidelines has been prepared to provide assistance to applicants in the preparation of the information. Any reports prepared in accordance with Council’s Guidelines will assist you to meet the Natural Environment Units requirements for lodgement of your development application.
Coastal Zone
Is the premises located in a Coastal Zone as identified on Council’s GIS system?
Information that may be required:
- Coastal Report
Council Stormwater Assets
Does the premises contain Council Stormwater infrastructure, as identified on Council’s Geographical Information System (GIS)?
Information that may be required:
- Works as Executed Data for Council Stormwater Assets and/or
- Dilapidation Survey of Council Stormwater Assets and/or
- CCTV Investigations of Council Stormwater Assets
Native Vegetation
Is the premises located on land that:
- contains native vegetation and/or
- contains remnant native trees and/or
- is adjacent to a native vegetation area and/or
- contains sensitive environmental areas - such as riparian areas, wetlands or swamps, rocky outcrops, woody debris, hollow bearing trees, caves, cliffs - and will directly or indirectly impact on these areas, vegetation or natural features of the site?
Information that may be required:
- Fauna and Flora Assessment Report required and/or
- Biodiversity Management Plan
Waterway and Riparian Lands
Is the premises located within:
- 100 metres of a wetland and/or
- within 40m of a watercourse? (This is taken to start at the highest bank of the watercourse - for ephemeral streams without a defined channel, the start of the riparian land is the creek centre line.)
Information that may be required:
- Waterway Impact Statement
Flood Potential
Is the premises located on land that:
- is known to experience overland flows and/or
- is within 40m of a watercourse, creek and/or
- has a main stormwater infrastructure pipe located on or near the development site?
Information that may be required:
- Flood Potential Statement
Flood Affected Land
Is the premises located in a Flood Affected Area as determined by Council?
Information that may be required:
- Flood Risk Assessment Report
